Zoning dimensional research

Property Setback and Dimensional Standards Reports

When an official zoning district and governing code source are available, the report reconciles district-specific front, side, street-side, rear, height, lot, and coverage standards.

Analyze a property

What the analysis includes

  • Front, interior side, corner or street-side, and rear yard fields when verified
  • Maximum height and lot coverage where the district schedule provides them
  • Minimum lot area, width, depth, FAR, density, parking, landscape, buffer, and screening context when applicable
  • Table, section, ordinance, and exception references with displayed verified standards

Who this report is for

Project teams testing an early building envelope, acquisition assumptions, or zoning diligence questions.

Common uses

Use it to flag the need for a site plan, a variance analysis, a planned-development ordinance review, or professional zoning interpretation.

Important limitations

Setbacks are not inferred. A planned development, overlay, corner condition, alley, easement, plat restriction, or measurement rule may override a base table.

Questions, answered

Frequently asked questions

Can the report calculate my exact buildable area?

No. It identifies available dimensional standards but does not replace a boundary survey, site plan, or professional buildable-area analysis.

Why might a setback not appear?

The district may require a site-specific planned-development document, the code may not publish the value in a structured table, or the GIS zoning could not be verified.
