1. Information we collect
We collect property addresses, coordinates, drawn boundaries, report inputs, generated report data, and official-source references needed to perform an analysis. When you purchase or contact us, we may collect your name, email address, order details, feedback, and communications. If you permit browser geolocation, your approximate coordinates are used to center the drawing map and may be included only when you use them for an analysis.
2. Payment processing through Stripe
Payments are processed by Stripe. Stripe collects and processes payment-card details under its own privacy terms. We do not receive or store full card numbers or card security codes. We receive transaction identifiers, payment status, customer email, amount, and related order information needed to unlock and audit purchased reports.
3. Cookies and local storage
We may use essential cookies or browser storage to maintain sessions, remember a purchased report, preserve map or interface state, prevent duplicate charges, and support security. These technologies are used for service operation and are not intended to create sensitive advertising profiles.
4. Analytics
We may collect aggregate usage measurements such as page views, feature interactions, device category, approximate region, and performance events. We use this information to understand service reliability and improve the product. If a third-party analytics provider is introduced, this policy will identify material changes to that processing.
5. Log files
Our servers may record IP address, browser type, request path, timestamps, response status, error details, and security events. Logs help operate, troubleshoot, protect, and improve the service. We do not use server logs to make land-development decisions about users.
6. Third-party APIs and public records
Property inputs may be sent to governmental GIS services, geocoding providers, flood and environmental databases, mapping platforms, and ordinance sources to retrieve relevant public information. Those providers receive information necessary to process the request and operate under their own terms and privacy policies.
7. Google Maps and location services
When Google Maps services are enabled or linked, property searches or coordinates may be processed by Google under Google’s terms and privacy policy. The application may also use Esri, Leaflet, governmental parcel layers, or other map providers. Browser geolocation is requested only when you open the drawing experience, and denial does not prevent use of the address workflow.
8. Google Gemini
We may use Google Gemini to help summarize retrieved property and development information. Inputs sent for this purpose may include property details and verified research results, but should not include payment-card data. When AI services are unavailable, portions of the application may continue using deterministic GIS processing.
9. How we use and disclose information
We use information to provide reports, process and verify payments, restore purchases, deliver requested downloads or emails, respond to inquiries, save feedback, maintain security, diagnose errors, and comply with law. We disclose information to service providers only as needed for these purposes, or when required to protect rights, safety, or legal compliance. We do not sell personal information for money.
10. Data retention and security
We retain reports, payment records, and related audit information for as long as reasonably needed to provide purchased access, maintain financial records, resolve disputes, and comply with law. Feedback, support messages, operational logs, and temporary analysis data may be retained for shorter periods based on operational need. We use reasonable administrative and technical safeguards, but no internet system is completely secure.
11. Your rights and choices
Depending on where you live, you may have rights to request access, correction, deletion, or a copy of certain personal information, and to appeal a denied privacy request. You may also decline geolocation, limit browser storage through browser settings, and avoid submitting optional information. We may need to verify your identity before completing a request, and legal retention obligations may limit deletion.
12. Children’s privacy
The service is intended for adults and business use and is not directed to children under 13. We do not knowingly collect personal information from children under 13.
13. Changes and contact
